The steam wand on an ECM swivels on a ball joint so it can reach a pitcher at any angle. Inside that joint, small seals hold back full boiler pressure. Behind the knob, the valve stem has seals of its own. Both wear a little with every latte. The first sign is a hiss or a bead of water at the joint, or steam escaping around the knob. Left alone, the leak grows and scale builds on the valve.
We pick up across 94085, 94086, 94087 and 94089, from the remodeled ranch houses of Cherry Chase and Cumberland West to Old Sunnyvale and the townhomes by Murphy Avenue. On our bench we pressurize the steam side, find which seal is leaking, and quote the rebuild in writing. Work begins once you approve.

Common repairs we do
What we repair on the bench.
- Steam wand leaking at the swivel joint. Seals in the ball joint flatten and harden with heat. Steam or water escapes where the wand meets the valve, and the wand may droop instead of holding its position. We replace the joint seals and set the tension so the wand stays where you put it.
- Steam escaping around the knob. Worn stem seals let steam travel along the valve stem to the knob, which then gets too hot to touch. We strip the valve, replace the stem seals, clean the threads, and test it at full boiler pressure.
- Wand tube cracked or tip loose. A tip knocked loose, or a wand tube with a hairline crack, sprays steam sideways. We replace the tip or the wand, renew the seal where they meet, and texture a pitcher of milk to confirm the steam is even.

Our steam knob gets too hot to hold. Is that normal on an ECM?
The knob sits on a valve full of steam, so it gets warm. Too hot to hold usually means steam is escaping along the stem. Don't steam with it until it's rebuilt, since steam escaping at the knob can scald your hand. Book the rebuild soon, because the leak also bleeds boiler pressure. -
Should the steam wand stay where we put it?
Yes. A healthy ball joint holds the wand at any angle. A wand that sags under its own weight has worn joint seals, and those are the same seals that start leaking next. -
We live in a Murphy Avenue townhome with no parking out front. Can you still collect?
Yes. Tell us the nearest place to stop and which entrance to use, and we carry the machine from there. Switch it off a few hours ahead so the boiler has cooled, and empty the tank. -
