An ECM boiler should never heat without enough water inside. The level probe and the fill valve keep it topped up, and a safety cutout stands by in case they fail. When the probe reads wrong or the fill valve sticks shut, the element can run with too little water around it, overheat and burn out. The machine goes cold, the cutout may trip, and the element comes out discolored or split.
We collect machines anywhere in 95070, from the hill homes off Pierce Road and Big Basin Way to the flatter streets toward Quito Road and the village. Many kitchens here were remodeled in the late 1990s and early 2000s, and an ECM bought with that remodel has plenty of heat cycles behind it. On our bench we replace an element only after finding what let the boiler run low, and the written quote covers both.

Common repairs we do
What we repair on the bench.
- Element burned out after the boiler ran low. A dry-fired element darkens, swells or splits along its sheath. We fit the correct replacement, new gaskets at the flange, and pressure test the boiler before it heats again.
- Fill valve that sticks shut. A fill solenoid with a weak coil or a stuck plunger stops water from reaching the boiler. We test the coil, clean or replace the valve, and draw water from the boiler to check that the machine refills by itself.
- Level probe reading water that is not there. Scale bridging the probe, or a cracked insulator, can trick the controller into reading a full boiler. We clean or replace the probe, check its wiring back to the controller, and test the fill with the boiler drained.

Our ECM went cold and the tank was still full. How could the boiler run dry?
The tank and the boiler are separate. Water only moves into the boiler when the fill valve opens, and if that valve or the level probe fails, the boiler can drop low while the tank sits full. That is why we test the fill system along with the element. -
Can a dry-fired element damage the boiler too?
It can scorch the boiler gaskets and, less often, stress the boiler around the flange. We inspect the flange and the walls while the element is out, and the quote says clearly if anything beyond the element is affected. -
What warning signs come before an element fails?
Sometimes none. Other times warm-up takes longer, the boiler recovers slowly between drinks, or the breaker trips once as the machine heats. Any of those is worth a bench check before the element quits. -
