Milk is hard on an ECM. After a latte, a little milk stays inside the wand tip, and if nobody purges and wipes it, it dries into a crust that narrows the holes. There is a second risk. A machine switched off with the steam valve open and the wand still in the pitcher can pull milk back through the valve as the boiler cools. That milk spoils inside the steam path and leaves the steam weak and sour-smelling.
We pick up across 94801, 94804, 94805 and 94806, from the restored Victorians of Point Richmond and the Marina Bay townhomes to the bungalows of the Annex and Hilltop. On our bench we open the steam valve and the wand, clean or replace whatever the milk has reached, and put the work in a written quote first.

Common repairs we do
What we repair on the bench.
- Wand tip holes crusted with dried milk. Dried milk closes the tip holes one at a time, so steam leaves in a thin jet and the milk will not texture evenly. We soak and clear the tip, replace it if the holes are worn or damaged, and test the steam on a full pitcher.
- Milk pulled back into the steam valve. As the boiler cools, a vacuum forms, and an open valve lets it draw milk back past the seat. It spoils there and fouls the seals. We strip the valve, clean the passage toward the boiler, replace the seals, and check the anti-vacuum valve that should limit this.
- Steam pressure too weak to texture milk. If the wand is clean and the steam is still weak, the boiler pressure may be set too low or the element may be losing output. We read the boiler gauge through several heat cycles, test the element, and reset the pressure control to its normal range.

What is the right way to clean the steam wand after each latte?
Close the valve before you lower the pitcher. Then give the wand a one-second purge into the drip tray and wipe it with a damp cloth before the milk dries. A weekly soak of the tip in warm water keeps the holes open. -
Is it a problem to switch the machine off with the steam knob open?
It can be. As the boiler cools, a vacuum forms, and an open valve lets it pull in whatever sits at the wand tip, milk included. Close the knob, purge, wipe, and only then switch off. If the steam already smells sour, the valve needs cleaning inside. -
Do you collect from the Iron Triangle and Marina Bay?
Yes. The Iron Triangle, Marina Bay and every other part of Richmond are inside our pickup area. If your townhome has shared parking, tell us where to stop and which door to use, and have the machine switched off and cool. -
