A number of these properties sit on well water rather than a municipal main, and well supply generally runs harder, which pushes scale into the boiler and brew path faster than a homeowner on town water would ever see.

The drive from San Ramon runs 50 to 60 minutes, I-680 south into CA-92 or I-280, and Portola Valley gets booked on our Peninsula day alongside Hillsborough so one trip handles both stops. This is a wildfire-aware community, and during a PG&E public safety shutoff a machine on backup power can trip a fault that has nothing to do with the mechanical parts, so that gets checked first if the outage lines up with the problem. We carry the common Franke brewer and milk-system parts on the van, and the quote is in writing before anything starts.

Common repairs we do

  • FoamMaster milk system rebuild. Milk valves and lines clog with protein buildup, and on well-water properties the mineral content adds scale on top of that. We strip the system, clean it, and replace the worn valves and lines so foam texture is consistent again.
  • Brewer unit service. A brewer with packed grounds or worn seals shows up as a weak, thin shot or a leak around the group. We pull it, rebuild or clean it, and reset brew pressure on A300 and A600 units.
  • Boiler descaling. Well water on the outer roads toward Skyline scales a boiler faster than town water does. We descale the heater and flow path and size the filtration to the property's actual water hardness.
  • Touchscreen and control board. A blank or frozen screen usually traces to the touchscreen harness or the control board, not both. We isolate which one failed and source the right part rather than replacing everything at once.
