Piedmont is mostly residential, so the Miele machines here split between executive home-office setups and the professional offices and small businesses along Highland Avenue and the Piedmont Avenue corridor in 94610 and 94611. CVA built-ins and CM units are common, and at this duty cycle they last if they are kept descaled.

What we repair on the bench.

CVA built-in service. Piedmont has a lot of Miele CVA built-ins set into cabinetry. We service them in place where we can, handling the brew unit, water path, and valves without tearing out the surround.
Descaling and water filtration. Hill-side hard water scales these plumbed machines quietly. We do a full descale, flush the thermoblock, and set up filtration so the problem does not return in a few months.
Brew unit and gaskets. On CM and CVA units the brew group seals wear and start to leak. We pull and rebuild it with fresh gaskets so pressure holds and grounds stay where they belong.
Conical grinder burrs. Even light home-office and small-office use dulls the burrs over a couple of years. We swap them, clear the chute, and reset grind so dosing comes back to spec.
