Foster City falls on our Peninsula route now, covered by a technician based in San Mateo County instead of one driving in from San Ramon each time.

- Condenser fan motors failing quietly in clubhouse units. An HOA clubhouse fridge only runs hard when there's an event, and for weeks at a time nobody opens it more than once a day. That means a dying condenser fan motor bearing can go unnoticed a lot longer here than in a working kitchen, because there's no lunch rush to notice a warm case. By the time someone's stocking it for a resident meeting, the motor has often already seized. I replace the motor and set the board to flag a warm reading before the next event catches anyone off guard.
- Evaporator coil moisture damage near the lagoons. Units in break rooms and clubhouses close to the lagoons deal with more ambient humidity than the same unit would see a mile inland, and moisture working into the evaporator compartment over time speeds up corrosion on the coil and the drain pan both. A slow drain clog turns into water pooling and eventually icing over the coil. I clear the drain, check the coil condition, and flag it for coil replacement if the corrosion has already started.
- Gasket failure at Boardwalk waterfront restaurants. The restaurants along the Boardwalk near Edgewater Place run heavy outdoor patio traffic on nice days, and the reach-in doors take a beating from staff running product out to the patio during peak hours. The gasket seal is usually the first casualty, and rail temperature slips before anyone notices since the walk-in cooler behind it still reads fine. I replace the gasket and verify with a probe before closing the ticket.
