The city has been adding restaurant space fast, along Dublin Boulevard, around Hacienda Crossings, and in the new developments near the BART stations, and fit-out contractors spec Turbo Air constantly because it passes plan check and costs well under True or Beverage-Air. New equipment is not immune equipment, and the first fan motor or sensor failure usually lands two or three years in.

- Early condenser fan motor failures on newer cabinets. On two-to-four-year-old TSR and M3 series boxes the condenser fan motor is the most common first failure I see in Dublin. Construction dust from ongoing buildouts nearby does not help. Replacement is quick, and I clean the coil so the new motor is not fighting a blanket of dust.
- Door gaskets crushed by heavy first-years. A busy new opening puts more door cycles on a prep table in year one than a quiet shop does in three. Gaskets crush, the rail loses hold, and pans run warm on the ends. I fit factory-profile gaskets and square the doors so the fix holds.
- Sensor and controller faults after buildout electrical work. New tenant spaces see a lot of electrical switching, and Dixell controllers can come out of it with scrambled setpoints or a probe fault code. I reprogram to factory spec, verify probes against a calibrated thermometer, and replace whatever actually failed rather than guessing at the board.
