  • Condenser fan motors seized by cooking aerosol. Tandoor and wok kitchens load condensers with oily residue that binds dust into a solid mat. The fan motor overheats and seizes, and the box warms fast during dinner. We replace the motor, chemically wash the coil, and confirm head pressure returns to spec under load.
  • Iced evaporator from gasket failure. Murphy Avenue reach-ins take heavy door traffic and gaskets split where servers bump them with trays. Humid air ices the evaporator until airflow dies and the cabinet warms. We fit an OEM gasket, clear the coil, and check that the defrost cycle completes properly.
  • HC controller and probe faults. Electronic controls on newer units drift and pit with age, and the compressor pays for it through short cycling. Campus units running around the clock hit this earlier. We test probe and board, replace the failed part, and verify clean cycling before handing the unit back.
