I inspect fin condition closely on every harbor and Main Street call and flag it early rather than wait for the compressor to fail.
Condenser fan motor bearings seized by salt corrosion. The fan motor mount and bearing housing on units near the harbor take a steady dose of salt spray, and rust seizes the bearing well before the motor windings themselves would normally wear out. The fan locks up, the compressor overheats without airflow across the coil, and the cabinet warms fast. I replace the motor with attention to how it's mounted and sealed, since the standard mount is what fails first out here.
Door gasket and hinge failure in harbor restaurant reach-ins. Restaurants around the harbor run reach-in coolers through packed weekend crowds, and the gaskets wear out from sheer door cycling on top of the salt exposure already working against the rubber. The evaporator ices from the leak and the cabinet drifts warm during the dinner rush. I fit a new gasket rated for the use, check the hinges, and confirm the door seals evenly all the way around.
