I check the flow meter against the scale reading, recalibrate first, and only replace the load cell if that's actually the failed part.
  • T3 boiler running hot or cold by cup. Temperature swinging shot to shot on the T3 system usually traces to a failing sensor or a PID that's lost its setpoint. I test each T3 sensor, replace the one that's out, and confirm the machine holds steady before I leave.
  • Group gasket and solenoid replacement. A leaking group or one that won't release pressure cleanly points to a worn gasket or a tired solenoid. I pull the group, rebuild it, swap the solenoid, and reseat everything so it pulls a clean shot again.
  • Boiler scale on properties with well water. Some Portola Valley homes on the outer roads run their own well, and untreated well water leaves scale in the boiler faster than a municipal line does. I descale the boiler and element and talk through inline filtration if there isn't any yet, since that's what actually slows the scale coming back.
