Navien in Belmont

Navien in Belmont kitchens.

Belmont climbs fast from El Camino Real up into the hills above Ralston Avenue and Hallmark Drive. Down near the flats you get older ranch homes from the 1950s. Up on the slopes it is mostly split-levels, built into the hillside with the garage and utility room a half level below the living space. That layout puts the water heater tucked under the house, which changes how the vent run has to be set up.

I service Navien condensing tankless units all through Belmont. The split-level layout is the thing I watch for here. The vent and intake pipe has to hold a steady slope back down to the unit so condensate drains out instead of collecting in a low spot in the pipe. On a hillside install with the unit a floor below grade and the termination up at the roofline, that slope is easy to get wrong, and once condensate pools in the line the unit locks out on a blockage code.

We are part of the ADRIUM Service Solutions family and work out of San Ramon, but we keep a technician based on the Peninsula, so Belmont gets a local response instead of a full crosstown drive. EPA Section 608 Universal certified, CSLB #1136642, $99 diagnostic waived when you book the repair, written quotes, and we work 7 days a week.

Common repairs we do

What we close on the truck.

  • Condensate pooling in hillside vent runs. Split-level homes above Ralston often have the Navien a half floor below the living space, with the vent pipe climbing through the house to a roof or high sidewall termination. If that run was not pitched correctly back to the unit, condensate sits in a low point instead of draining, and you get an intermittent blockage fault that seems to come and go with the weather. I re-pitch the run or add a low-point drain where the original install skipped it.
  • Ignition faults from a fouled flame rod. A lot of Belmont installs put the Navien in the garage, and garages collect dust. Over time that dust settles on the flame rod and igniter, and the unit starts throwing intermittent ignition or flame-loss codes, worse right after the unit has sat idle. I clean the flame rod and igniter and check the burner assembly while I am in there.
  • Recirculation timing mismatched to a hillside layout. On the bigger slope homes, the primary bath is often the farthest point from the utility room, one full level up and across the house. If the recirculation schedule was left on the factory default, it runs on someone else's clock. I reset the ComfortFlow programming to match when the household actually needs hot water at that far fixture.

FAQ

Navien in Belmont questions, answered.

  • Do you actually come out to Belmont or is it always a long wait since you are based in San Ramon
We keep a technician based on the Peninsula in San Mateo County, so Belmont is a local call for us, not a crosstown trip from San Ramon. I do not promise same-day, but I can usually give you a tight arrival window and we get to Belmont regularly.
  • My unit is in the garage below the house. Does that make service harder
No. It is a normal layout for the Belmont hillside homes and I service units in that position all the time. The main thing I check is the vent slope and whether dust from the garage has fouled the flame rod, since both are common in that setup.
  • The unit short-cycles or won't ignite on the first try. Is that serious
Usually not urgent, but worth a diagnostic. That pattern points to a fouled flame rod or igniter rather than a gas leak. I test it properly before touching anything, and the $99 diagnostic is waived if you book the repair with us.
