Alameda is an island, and that shows up in the water heaters I service here. The bungalows and Victorians near Park Street and Central often have a tankless unit crammed into a converted closet or a narrow side yard, and the venting runs short because there was nowhere else to put it. Salt air off the estuary also goes to work on the exterior vent terminations faster than it does inland.
Navien condensing units like the NPE-A2 and NPE-S2 are a good fit for these smaller lots when the install is done right. The efficiency comes from sizing the gas line, the intake and exhaust, and the condensate drain to the unit, and that is exactly what a lot of the older Alameda installs got wrong. I see undersized half-inch gas lines feeding a unit that wants three-quarter.

- E110 exhaust fault from salt-corroded vent terminations. The marine air on the island eats at the PVC vent screens and termination caps. Debris and corrosion block airflow, the unit throws an E110 or E109, and it stops firing. I clear or replace the termination and confirm the intake and exhaust lengths are within Navien spec.
- Scale on the heat exchanger from hard water and no descaling. Most Alameda Navien units I open have never been flushed. Hard water lays down scale on the stainless heat exchanger, you lose flow and temperature, and eventually you get an E003 ignition or temperature fault. I descale with a pump and isolation valves and check whether the prior install even left service valves to do it.
- Condensate drain clog backing up the unit. Condensing Navien units make acidic condensate, and in tight Alameda closets the drain often runs uphill or into a trap that clogs. Water backs into the unit and trips a fault. I reroute the drain with proper fall and add a neutralizer where the discharge needs it.
