What has changed is more electronics per appliance, so more failures are board level, and on a property this size with two or three GE units running, I diagnose with a meter rather than swapping parts and hoping.

Every fridge with a dispenser or ice maker has a water inlet valve. The fittings can leak under the cabinet, or the solenoid fails and the dispenser and ice maker stop getting water.

  • GE Cafe french door refrigerator icemaker failures. Cafe CFE28 and similar french door units have a known icemaker weak point, either the motor module quits or the fill tube ices over and starves it. I check the water inlet valve and fill system first, because the valve turns out to be the actual problem about half the time, before I condemn the icemaker itself. On these estate properties the main fridge often sits in a butler's pantry off the kitchen, with a second, smaller GE unit doing the same job in the guest house, and both get the same check.
  • Frosted evaporator behind a Monogram built-in, fresh food side running warm. On Monogram built-ins in these larger Woodside homes, a frosted evaporator behind a failed defrost heater or thermostat is a repeat finding. It creeps in over weeks, the fresh food side runs warm while the freezer still seems fine. Once the panel is off it is a straightforward fix, and far cheaper than the sealed system failure people worry about when a built-in starts acting up.
  • GE Profile induction and radiant cooktop element failures. Remodeled kitchens out here run a mix of GE Profile induction, PHP9036 class units, and older radiant glass tops still in service in some guest house kitchens. When one induction zone quits, the generator board for that side is the usual culprit, not the coil. On the radiant tops it is more often the element or the infinite switch. I test at the board connector so you are not paying for a part the cooktop never needed.
