- Refrigerator evaporator fan motor. Rental units here see heavy daily use, and the evaporator fan motor is usually the first thing to wear out. It gets loud, then the freezer temperature climbs. I replace the motor and check the defrost cycle at the same time since the two often fail together.
- Top-load washer lid switch and drain pump. Shared laundry rooms in the apartment courts run GE top-loaders through a lot more cycles than a single-family home does. The lid switch fails first and the machine won't spin. Drain pump clogs follow close behind. I replace whichever part tests bad and run a full cycle to confirm.
- Electric range surface element and igniter. Builder-grade GE ranges in the older rental stock along Bay Road lose a surface element, or on gas units the igniter clicks without lighting. I test each burner circuit and swap the failed part on the same visit.
