- Compressor start failures on a barn or pool house subpanel. Long private driveways here often mean a barn or pool house reach-in draws power from the far end of a subpanel run, and the compressor pulls enough current at start that the voltage sags right where it matters most. What looks like a bad relay is often just not enough voltage getting there. I check voltage at the unit the moment the compressor tries to start, and only replace a relay or overload once the numbers rule the feeder out.
- Condenser coil fouled by redwood duff and dust. Units placed near redwood cover or close to a horse barn pick up a fine drift of duff, hay dust, or shaved bedding that mats into the condenser coil faster than a typical residential setting. The unit runs long and struggles on warm afternoons. Cleaning the coil properly and rechecking superheat afterward is usually all it takes to get the unit back to full output, no parts required.
- Drain freeze-up flooding a finished guest house floor. A defrost drain that ices over backs the cabinet up fast, and the overflow lands on the same finished flooring that makes a guest house expensive to build in the first place. I clear the line and confirm it actually pitches to drain, check the heater tape that is supposed to keep it from icing, and look at the door gasket, since a tired gasket is usually what let enough humidity in to start the ice.
