AC Repair in Piedmont
AC Repair in Piedmont.
Piedmont covers 94610, 94611 and 94620, and most of it went up between the 1910s and the 1930s. Cooling came later, much of it in the 1995 to 2010 remodel wave, as zoned systems tucked into attics above plaster ceilings. That equipment is now 15 to 30 years old and inside its failure window: zone boards drift, damper motors stall, and the original condensers start losing capacitors and charge.
The house sets the rules for any repair here. Plaster walls, finished basements and mature landscaping mean a replacement part cannot simply go wherever is easiest, and nobody wants a line set stapled across a facade. When a repair calls for rerouting, we quote the routing plan along with the part, and the $99 diagnostic is credited toward the repair you approve.
Common repairs we handle.
- Zone damper stuck, one floor never cools. A zoned attic system with one comfortable floor and one warm floor often has a damper actuator that failed shut, or a zone board that stopped passing the call. We test each damper motor and the board outputs before replacing anything.
- Attic air handler pan overflowing toward plaster. An air handler in the attic sits right above finished ceilings. A clogged drain or a rusted pan can stain plaster before anyone notices. We clear the drain, check the secondary pan and its float switch, and replace a corroded pan before it lets go.
- Remodel-era condenser due for replacement. When a 20-year-old condenser has to go, where the new one sits matters as much as what it is. We look at the pad location, noise toward living spaces and line-set routing, and put the plan in writing before any work starts.
- Thermostat calling but the system does nothing. A silent system with a calling thermostat can be a blown low-voltage fuse, a failed transformer, or a tripped float switch in the attic. We meter the 24-volt circuit end to end and find the break before swapping controls.

FAQ
AC Repair in Piedmont questions, answered.
-
Our upstairs zone in Upper Piedmont never gets cool. Is it the system or the house?
Sometimes both. A failed damper or a drifting zone board is a normal fault on remodel-era systems, and attic ducts above an upstairs zone pick up heat. We check the damper, the board and the duct temperatures and tell you which part of the problem a repair can solve. -
Can a new condenser go somewhere less visible than the old one?
Often it can. Moving it means a longer or rerouted line set and sometimes new wiring, and we lay that out with the equipment quote so nothing comes as a surprise. We keep line sets off the facade wherever the house allows. -
Do you work around plaster walls and finished basements?
Yes. AC repairs usually happen at the condenser, in the attic or at the air handler, and we protect floors and finishes on the way in. When a repair would mean opening plaster, we say so before starting and look for a route that avoids it.
Pricing HVAC repair starts with a $99 diagnostic, credited toward the approved repair, which makes the service call $0 with a completed repair. Considering a new HVAC system? The in-home estimate visit is free.
