Homes in 94507 run large, from 3,500 square feet to well past 6,000, and a house that size rarely cools off one condenser. The setup is usually two complete systems splitting the house, or one bigger system with motorized dampers dividing the floor plan into zones. So when part of the house stops cooling, the fault may sit in a zone board or a damper actuator, not the compressor.
The stock runs from 1970s Round Hill ranches to custom builds from the 2000s on Stone Valley Road. In the older houses, refrigerant lines were routed through the framing decades ago, and condensers were set before the current landscaping grew in around them. We start at the thermostat and the zone panel and work out to the condenser. Our $99 diagnostic is credited toward the repair, and you approve a written quote first.
Common repairs we handle.
- Upstairs zone warm while downstairs cools normally. A damper actuator that sticks closed starves one zone while the rest of the house is comfortable. We command each damper from the zone panel, watch it move, and check the board outputs before replacing the actuator or the board.
- Condenser boxed in by grown-in landscaping. A condenser placed with open space around it thirty years ago can end up wrapped in shrubs and fencing. It pulls in its own hot discharge air, head pressure climbs, and the compressor trips on hot days. We clean the coil, measure pressures, and tell you how much clearance it needs.
- Leak in a line set routed through the framing. In the older Round Hill houses the line set can travel through walls and attic framing to reach the air handler. We pressure-test with nitrogen, find the leak with an electronic detector, and quote the access work before opening anything.
- Float switch shutting the system down. A clogged condensate line trips the float switch, and the air handler stops before the pan overflows. We clear and flush the drain, test the switch, and check the 24-volt circuit so the system restarts on its own.

FAQ
AC Repair in Alamo questions, answered.
-
We have two systems and only the upstairs one quit. Where do you start?
At the thermostat for that system, then the zone panel, then the equipment. We find out whether it is a control fault or the condenser itself before quoting anything, so you are not paying for a part the system did not need. -
Can you work around the plantings next to our condenser?
Yes. We need clear access to the service panel and the coil, and we will tell you how much open space the unit needs to run cooler. Moving a condenser is a separate job, and we price it on its own. -
Is a leak on an older Round Hill system worth chasing?
Sometimes. Systems installed before about 2010 usually run R-22, which is costly to recharge now, so a leak on that equipment often leads to a replacement talk. ADRIUM does sealed-system work under its EPA 608 Universal certification and weighs the charge rather than topping it off.
Pricing HVAC repair starts with a $99 diagnostic, credited toward the approved repair, which makes the service call $0 with a completed repair. Considering a new HVAC system? The in-home estimate visit is free.
