University South and Midtown apartments run more mainstream stock, mostly LG and Samsung pairs and a lot of stacked units in closets, which is the same gear we service across all four ZIPs.

The apartment and Eichler calls are mostly drain pumps, torn boots, and the LG and Samsung motor and drain codes. Stacked units take the extra care. We bring straps to pull the unit out of a tight closet without scuffing the surround, then meter the door switch and watch the spin before any panel comes off. On the condensing dryers it is usually a packed condenser or a failed heating element, and we meter the element before ordering one.

What we close on the truck.

Stacked washer-dryer in a closet. Common in the apartments and Eichlers here. We bring straps to pull and reseat the unit without scuffing the surround, then service the failed component.
Samsung or LG washer drain code. Drain pump fouled on a coin or hair clip, or the pump itself gave out. We clear it, replace what is bad, and flush the sump before it goes back together.
Torn door boot, front-load washer. OEM boot in both 27-inch sizes, 45-minute job. Once a boot tears it starts leaking fast, so we replace it the same visit we find it.
Condensing dryer will not heat or dries slow. Heating element, high-limit thermostat, or a packed condenser. We meter the element and thermostat and check the condenser before ordering anything.
