AC & HVAC repair in San Pablo.
Wall furnaces, apartment heaters and small-house heat pumps across San Pablo, repaired first when repair is safe.
San Pablo sits on the plain between the north end of the Berkeley Hills and San Pablo Bay, with Wildcat Creek and San Pablo Creek running through it. More of its housing went up between the 1940s and the 1960s than in any other era. Single-family detached houses are the most common type, and a large share of the city is apartment buildings and row houses. That mix shapes HVAC work here more than anything else.
The small houses of that period were heated by a wall furnace or a floor furnace, and some were later converted to a compact forced-air furnace with short duct runs. Apartment buildings and row houses often rely on a separate wall heater in each unit, so one building can hold many pieces of heating equipment, all aging together. Along Rumrill Boulevard there is also an older mobile home park, and manufactured homes use their own class of furnace with its own rules.
Own a house or manage a building off San Pablo Avenue or in San Pablo East, and the start is the same: a $99 diagnostic, credited toward the repair once approved, with a written quote before work starts. ADRIUM holds EPA 608 Universal certification and CSLB license #1136642.
Wall furnaces and floor furnaces in the older houses
A wall furnace that will not stay lit usually needs a thermocouple, a pilot assembly or a gas valve, and those parts are still available for most units. A floor furnace fails the same way, with the added job of cleaning out the grate and burner area, where dust and debris collect over the years. Before we relight any of them, we check the vent, the draft and the combustion air, because an open-flame heater in a small room leaves no margin for a blocked flue. If the heat exchanger has failed, we put that in writing and explain the options. Furnace repair covers this equipment.
Apartments and row houses
In a multi-unit building, the wall heaters were often installed in the same year and have aged the same way, so one failure can be a preview of the next. For owners and property managers, we can inspect every heater in a building on one visit, list which ones need work now and which can wait, and quote them together in writing. A tenant without heat still gets that unit handled first. Where a building is moving off gas, through-wall or ductless heat pumps can replace the old heaters one unit at a time as budgets allow. Our property management service explains how we work with buildings that have several units.
Manufactured-home furnaces on Rumrill Boulevard
A manufactured home is not heated like a site-built house. Its furnace is a sealed-combustion downflow unit that draws combustion air from outside and pushes heat into a duct running under the floor, and any replacement has to be listed for manufactured-home use. A standard residential furnace is not a legal substitute. We repair these units when parts allow, check the floor duct for gaps and crushed sections, and make sure the roof vent cap is clear. When replacement is due, a manufactured-home heat pump or a ductless system are both options, and we quote either one in writing before any work.
Common questions, San Pablo.
- The wall heater in my San Pablo apartment clicks but never lights. What is wrong?
On a wall furnace that usually points to the igniter, the pilot, the thermocouple or the gas valve, and in most cases it is a repair rather than a replacement. If you rent, your landlord or property manager normally arranges the visit, and we work directly with them on access and approval.
- Can you service the furnace in a mobile home on Rumrill Boulevard?
Yes. Manufactured homes use sealed-combustion downflow furnaces listed for that use, and we repair them with parts made for them. If replacement is needed, it has to be another listed manufactured-home unit or a heat pump, and we explain the options in writing.
- How much is a diagnostic visit for a San Pablo house or apartment?
It is $99, and that amount is credited toward the repair when you go ahead with it. You get a written quote before any work begins. ADRIUM carries CSLB license #1136642, and refrigerant work runs under its EPA 608 Universal certification.
Pricing HVAC repair starts with a $99 diagnostic, credited toward the approved repair, which makes the service call $0 with a completed repair. Considering a new HVAC system? The in-home estimate visit is free.
