Ductless mini-splits are everywhere in the Bay Area now: additions, ADUs, converted garages, and whole-home retrofits in houses that never had ducts. They are efficient and quiet when they work, and genuinely frustrating to repair if the tech does not understand inverter systems and the indoor-to-outdoor communication that runs them.
We service wall-mounted heads, ceiling cassettes, and concealed-duct air handlers, single-zone and multi-zone. We read the inverter and communication fault codes against the manufacturer service data, test the boards and sensors properly, and replace the part that actually failed.

Common issues. Typical repair.
Indoor head blinks a code and stops. Mini-splits report faults by blinking the operation light or showing a code on the head or remote. Communication errors between the indoor and outdoor units, inverter overcurrent, and sensor faults each have a specific code. We decode it and fix the cause instead of resetting power and hoping.
One zone out on a multi-zone system. On a multi-head system, a single dead zone usually points to that head’s board, its sensor, or the branch wiring, not the outdoor unit serving the others. We diagnose by zone so you are not paying to replace a working outdoor unit.
Water dripping from a wall head. The condensate drain on a mini-split runs by gravity or a small pump, and either can clog or fail. We clear the line, test the pump, and check the slope so it does not come back next month.
Weak or no cooling and heating. Low refrigerant from a flare-fitting leak (the most common mini-split leak point), a failing inverter compressor, or a blocked outdoor coil. We pressure-test, find the leak, repair it, and weigh the charge back to spec. We are EPA 608 certified for the sealed-system work.
Outdoor unit runs, heads do nothing. Communication or power fault between units. We meter the interconnect and the boards end to end rather than swapping the most expensive part first.

Mitsubishi and Daikin are the mini-split brands we service most in the Bay Area, and the ones engineered well enough to be worth repairing for years. We also service Fujitsu, LG, Samsung, and the budget units that arrive in ADU builds. On a cheap off-brand head where parts are unavailable, we will tell you honestly when replacement beats repair.
