Tempstar in Burlingame
Tempstar heating and cooling in Burlingame.
Tempstar is ICP hardware, the same platform Carrier builds under the Heil and Comfortmaker names, wearing a value badge. That is good news for Burlingame homeowners because the parts are common, cheap, and on our van. A Tempstar in a mid-century Burlingame house is usually a closet or attic furnace pushing air through original ducting, and the failures track that hard duty.
Burlingame's marine layer keeps furnaces working most of the year, mornings especially, so ignition components and inducer motors here rack up cycles faster than inland units. The heat pumps we see are newer, often installed during condo renovations near the station, and their issues lean toward defrost controls and sensor faults rather than mechanical wear.
We diagnose for $75, waive it with the repair, and put the quote in writing before touching a part. If you ever replace the system, our installs carry ten years parts and ten years labor.
Common repairs we do
What we close on the truck.
- Hot surface ignitor failure. The classic Tempstar no-heat call. The furnace clicks through its sequence, the inducer runs, and then nothing lights. The silicon carbide ignitor cracks from thermal cycling, and Burlingame's constant morning heat calls accelerate it. I replace it with the upgraded silicon nitride version so it does not become an annual event.
- Flame sensor dropout, burner lights then dies. Burners fire for three seconds and shut down, three tries and the board locks out. Oxide film on the flame sensor blocks the microamp signal. I clean or replace the sensor, verify the signal with a meter, and inspect the burners for the rust flaking that often rides along in coastal-air furnaces.
- Inducer motor bearing wear. A whine or grind before the burners light means the draft inducer bearings are going. Since Tempstar shares the ICP inducer assemblies with Heil and Comfortmaker, the part is easy to get and often on the van. I also check the pressure switch and condensate path, because a failing inducer sometimes masks a drain problem.

FAQ
Tempstar in Burlingame questions, answered.
-
Burlingame is a long way from San Ramon. Is a no-heat call still worth booking with you?
Yes. We cross the San Mateo Bridge and run Burlingame with our Hillsborough route, about 50 minutes door to door. No-heat calls jump the queue, and because Tempstar shares parts with the whole ICP family, the odds the fix is on the van already are high. One trip, one repair, most of the time. -
Is Tempstar a cheap brand I should replace with something better?
No. It is Carrier engineering with less marketing money. A Tempstar with a failed ignitor or inducer is a repair, not a replacement conversation. When a heat exchanger or compressor goes on an old unit, I will show you the numbers both ways and you decide. Rebates change constantly, so we confirm what is actually paying at estimate time. -
My condo heat pump near the station keeps icing up. Is that normal?
Light frost that clears in a defrost cycle is normal in Burlingame's damp mornings. A solid ice shell is not. That points to a defrost board, a stuck reversing valve, or low charge. I am EPA 608 certified, so if it is charge, I find the leak and fix it rather than topping it off blind.
