San Mateo Park and Baywood have some of the older, larger Sub-Zero installs on the Peninsula, estate kitchens where a 700-series column went in during a full remodel and has been running quietly for 15 or 20 years. Those units are due for sealed-system attention on a predictable schedule, and I've seen the same failure patterns across enough of these houses to know what to check first.

Closer to Hillsdale and the newer construction off 92, kitchens run smaller 30 and 36 inch built-ins, and downtown San Mateo's condo towers add a third category, tight galley kitchens with panel-ready units squeezed into a footprint that was drawn for a standard fridge.

Common repairs we do

What we close on the truck.

  • Sealed-system leak on 700-series columns. The classic San Mateo Park failure. One compartment drifts warm over weeks while the other holds steady, a sign of a slow leak on that circuit. I pressure-test to locate it, then quote recovery, evacuation, and recharge before I touch the sealed system.
  • 736TCI dispenser control board failure. The ice and water dispenser stops responding or the display goes dark on units with this board, which Sub-Zero discontinued from the factory. Rebuilt boards are available through refurbishers and I verify the board is actually the fault, not the wiring harness, before I order one.
  • Evaporator fan and thermistor drift. Freezer temperature climbs slowly and the fridge side seems fine. Usually a weak evaporator fan or a thermistor reading wrong, not the compressor. I check both before recommending sealed-system work, since replacing a fan motor is a fraction of the cost of chasing a leak that isn't there.

  • Is ADRIUM an authorized Sub-Zero dealer in San Mateo?
