- Condenser fan motor and coil buildup. Belmont's hillside homes often box the unit into a tight cabinet run with a low-clearance toe-kick grille. Dust and pet hair mat the coil, the fan works harder, and eventually the motor burns out. Cleaning the coil first tells me if the motor is actually bad or just straining.
- Ice maker fill tube freeze-up. On built-in columns with the ice maker in the freezer column, a partially blocked fill tube ices over and stops production. I trace the water line from the valve to the mold and clear or replace whatever failed, usually the tube itself rather than the valve.
