What we close on the truck.

Hinge cartridge and panel alignment in townhome kitchens. Tight clearances in Foster City's townhome and condo layouts put extra torque on the door hinge every time it opens against a nearby cabinet or wall. I see the cartridge wear and the panel start to sag out of square earlier here than in a house built around the unit from the start.
Condenser fan overheating from restricted airflow. The same tight-clearance problem shows up on the mechanical side. When the toe-kick grille sits close to a cabinet return with nowhere for warm air to escape, the fan motor and start relay run harder than designed and fail early. I check clearance before replacing the fan, since a new motor in the same tight bay just fails again.
