Foster City was built as a planned community on filled bay land in the 1960s and 70s, and that shows up in the housing stock we service. A lot of it is townhomes and condos around the lagoon system with tight galley kitchens, plus a smaller set of larger single-family homes on the waterfront lots where a full remodel put in a 36 or 48 inch column.

What we close on the truck.

  • Hinge cartridge and panel alignment in townhome kitchens. Tight clearances in Foster City's townhome and condo layouts put extra torque on the door hinge every time it opens against a nearby cabinet or wall. I see the cartridge wear and the panel start to sag out of square earlier here than in a house built around the unit from the start.
  • Condenser fan overheating from restricted airflow. The same tight-clearance problem shows up on the mechanical side. When the toe-kick grille sits close to a cabinet return with nowhere for warm air to escape, the fan motor and start relay run harder than designed and fail early. I check clearance before replacing the fan, since a new motor in the same tight bay just fails again.
  • Ice maker water valve and module issues. Slow or absent ice production on units where the fridge and freezer both hold temperature normally. I check the water valve, the fill tube for partial freezing, and the ice maker module itself in that order, since replacing the wrong part first just adds a return visit.

    Foster City is on our Mid-Peninsula route with San Mateo and Belmont, covered by the technician we now base on the Peninsula in San Mateo County. It's not a one-off East Bay drive. Exact timing depends on that week's route, and we're upfront about it when we book the call.
