Pacifica is a different service environment than most of the Peninsula because of the ocean. Sharp Park, Linda Mar, and the Manor sit close enough to the water that salt air reaches the coil and hardware on a built-in refrigerator, and it does real damage over years. This isn't a sales pitch, it's a corrosion problem I see on condenser fins, screws, and electrical terminals on units that would still look new inland.
The housing stock here runs from beach cottages near the pier to larger hillside homes up in Fairmont and Linda Mar Terrace, and Sub-Zero installs skew toward the bigger hillside remodels where a full kitchen renovation put in a 36 or 48 inch column.

- Condenser coil and fin corrosion from salt air. Aluminum fins pit and the coil surface degrades faster within a mile or two of the coast than anywhere inland. Corroded fins choke airflow the same way dirt does, but cleaning alone doesn't fix pitted metal. On coastal units I check fin condition every visit and recommend a coil coating or earlier replacement when the pitting is advanced.
- Corroded electrical terminals at the compressor. Salt-laden moisture works into the compressor terminal box over years and corrodes the connections, causing intermittent no-start or hard-start symptoms that look like a bad start relay. I clean and reseal terminals when caught early, and replace the relay only if it's actually failed, not just because the unit hesitated once.
- Door hinge and exterior hardware corrosion. Stainless hinges and trim near an ocean-facing kitchen window pit and bind faster than the same hardware a few miles inland. A hinge that's starting to seize puts extra load on the cartridge and speeds up door sag. I lubricate and inspect hardware condition on coastal units as a standard check.
