Half Moon Bay is our anchor for the Coastside, and that covers Montara, Moss Beach, and El Granada along with Half Moon Bay itself. The kitchens up here range from the cottages near Main Street and the harbor to newer builds off Highway 1, but they all fight the same problem: salt air coming off the ocean corrodes condenser coils and fan motor housings faster than anywhere inland.
A technician based on the Peninsula in San Mateo County now covers this route, so Coastside calls don't require the drive up from San Ramon that they used to. That's a real change for how fast a sealed-system repair can turn around out here.
I've pulled condenser coils in Half Moon Bay with visible rust after eight or nine years, work that would still look clean on a unit thirty minutes inland. If your kitchen is within a mile or two of the water, plan on shorter service intervals than the manual assumes.

- Salt-air corrosion on condenser coils and fan housings. The coil fins and the fan motor housing corrode from ocean air well before the compressor itself wears out. I've seen this take down a unit in under ten years in a house near the harbor. Cleaning alone doesn't fix corroded fins, they need replacement once they've pitted through.
- Evaporator drain pan rust-through. Coastside humidity gets into the drain pan over the years and rusts it from the inside out, which shows up as water pooling under the unit or a musty smell when the door opens. I replace the pan and check the drain line for the same corrosion.
- Door gasket seal failure from humidity swings. The gasket material hardens and cracks faster out here with the daily fog-to-sun humidity swing than it does inland. A failed seal lets warm air in, the compressor runs longer, and the fresh-food side drifts warm even though nothing else is wrong.

All of it. Half Moon Bay is our anchor for the whole Coastside, so Montara, Moss Beach, and El Granada are covered the same as Half Moon Bay proper. -
Is response time different for the Coastside compared to inland Peninsula cities?
Our technician is based on the Peninsula in San Mateo County, so the Coastside isn't the long San Ramon drive it used to be. It's still a bit further out than San Carlos or Belmont, but it's a local route now, not a special trip. -
Why does my Sub-Zero seem to fail faster here than it did at my last house inland?
Salt air. The coil fins and fan housing corrode faster this close to the ocean, and gaskets harden quicker with the fog-to-sun swings. I'd plan on more frequent coil checks out here than the Sub-Zero manual assumes for an inland home.
