A lot of these buildings are old retail conversions with the keg walk-in in a basement and a long draft run up to the bar.
That long-line layout is where Perlick draft systems go warm at the tap. The glycol chiller can read fine while the beer still pours foamy and warm. Usual cause is trunk-line insulation that has soaked up condensate, or glycol that has drifted out of spec. Back-bar units in tight Berkeley kitchens also ice the evaporator when a stretched door gasket lets warm room air in during rush. Both tend to hit on a busy night, which is when a Berkeley bar can least afford a dead box.

- Warm beer on a long basement-to-bar draft run. Check glycol percentage, flush if it has drifted, re-insulate the leg between the chiller and the tower. Berkeley's basement keg layouts are the worst offenders.
- Back-bar evaporator iced over. Stretched door gasket from doors propped open during rush. We carry OEM gaskets in 24 and 36 inch and swap one in under 30 minutes.
- Glycol chiller running but not holding. Condenser coil packed with kitchen grease and lint, or low glycol. We clean the coil and verify chiller pulldown before we leave.
- Back-bar door cylinder and hinge wear. Heavy service loosens the door. We rebuild the door if the panel is good rather than replace the whole assembly.

How fast can you get to a Berkeley bar after hours?

Why does our Perlick beer pour warm when the glycol chiller looks fine?
