I check the evaporator fan and the temperature split at the coil before I decide whether it's a fan motor or a slow refrigerant leak, since chasing a leak on a fan problem just wastes your money.
G Series Dishwasher Inlet Valve and Drain Pump Faults. The G Series dishwashers in the newer Bayhill-area builds run quiet for years and then stop filling or stop draining. It's almost always the inlet valve stuck closed or the drain pump seized, and the control panel fault code tells me which before I open the toe kick.
T1 Heat Pump Dryer Condenser Clogging. The stacked laundry setups in some of the newer San Bruno townhomes run a Miele T1 heat pump dryer, and the condenser clogs with lint faster than most people expect since there's no exterior vent to help clear it. When cycles start running long or the dryer won't heat properly, I pull the condenser and clean it before I look at anything electrical.
