Defrost drain clogs flooding the crisper drawers. High-turnover rental use means more spills and food debris finding their way into the defrost drain on Haier top freezer units, and once that drain clogs, meltwater backs up under the crisper drawers instead of draining to the pan below. Tenants usually call it a leak. I clear the drain, check the drain heater if the unit has one, and confirm water is routing where it should before I leave.
Start relay failure tied to older building wiring. A lot of East Palo Alto's older apartment buildings run circuits that were never sized for a fridge, a microwave, and a window AC unit on the same line, and the voltage sag that causes shortens the life of a Haier compressor's start relay. You get the click-hum-silence pattern earlier than a unit on a cleaner circuit would show it. I replace the relay and capacitor together and check what else is sharing that outlet.
Torn gaskets from daily heavy use. A fridge feeding a full family gets its door opened dozens of times a day, and in East Palo Alto's rental units the Haier door gasket tears at the corner fold well before it would in a lighter-use kitchen. Once it tears, the compressor runs constantly trying to hold temperature and the electric bill climbs with it. New gasket, a hinge check, and the unit stops working overtime.
