Z-Line in South San Francisco

Z-Line in South San Francisco kitchens.

South San Francisco wears its history on the hillside sign, Industrial City, and now runs a fast-growing biotech corridor along East Grand Avenue on top of that. The Z-Line ranges I work on here are mostly in the older Old Town and Winston Manor homes, put in during a kitchen remodel rather than new construction.

We're ADRIUM Service Solutions, an independent, owner-operated shop out of San Ramon, and we keep a technician based on the Peninsula in San Mateo County so South San Francisco and neighboring Daly City, San Bruno, and Millbrae all get local response. Brisbane borders the city on the north side and we cover that too.

We hold CSLB #1136642 and EPA 608 certification. The diagnostic is $99, waived once you book the repair, and we put the quote in writing before touching the unit.

Common repairs we do

What we close on the truck.

  • Convection fan won't shut off. On early Z-Line dual-fuel ranges, the cool-down thermistor was mounted in the wrong spot at the factory, so the convection fan keeps blowing long after the oven display reads cool. I've run into this a handful of times in the Winston Manor kitchens that got Z-Line ranges during a remodel. The fix is a relocation bracket for the thermistor, not a new fan motor.
  • Broiler dead, bake still working. The infrared broiler burner takes the ignitor and the upper thermocouple out together faster than the bake side wears, and that's the pair I check first when a South San Francisco customer says the range works except the broiler won't catch.
  • Ice-maker module or a door that won't seal. Standard residential platform under a Z-Line badge means the fridge calls are simple, either a dead ice-maker module or a door gasket not compressing evenly. Panel-ready units in the newer South San Francisco builds need the seal ordered to the panel part number since the added panel weight shifts the hinge alignment over time.

FAQ

Z-Line in South San Francisco questions, answered.

  • Do you come out to South San Francisco, or just the biotech side of town?
Both. Our Peninsula-based technician covers all of South San Francisco, Old Town and Winston Manor included, not just the office and lab side along East Grand.
  • How do you handle a Z-Line range in a rental near the biotech campuses?
Same as any other call. We diagnose for $99, give you a written quote, and that fee is waived if you book the repair with us.
  • Are you open on weekends for South San Francisco?
Yes, we work seven days a week. We don't promise same-day, but weekend calls go on the schedule the same as weekdays.
