The flatland apartments south and west run mainstream brands, so the U-Line calls cluster uphill. Most are 10 to 20 years old and into the fan-motor and damper window.
Hill houses have a quirk. The garage-level wet bars and outdoor kitchens off the deck run U-Line units exposed to the damp coming off the bay. Condenser-fan corrosion is the first thing to fail in that air, sooner than in a sealed indoor cabinet.

- Beverage center not holding temp. Dirty condenser coil and a tired fan motor choke airflow. Clean the coil, swap the motor, confirm pulldown.
- Outdoor unit condenser-fan corrosion. Bay-air damp eats the standard fan motor. Replace with the marine-grade motor, check the door gasket for UV cracking while we're in there.
- Undercounter ice maker no-ice. Water-inlet related most of the time. The factory braided line kinks against the cabinet wall. We re-line it and confirm the fill.
- Drain pump on gravity-drain conversions. Ice makers converted to pump drain clog and back up. Clear or replace the pump, verify the drain runs.
