Sub-Zero is the exception in Albany, not the rule. Most of the 1920s to 1940s stucco and wood bungalows on the Marin Avenue grid run small kitchens built for a compact fridge, not a built-in column. Where we do find Sub-Zero, it's in the larger remodeled kitchens on the bigger lots near Albany Hill, where an addition or a full gut opened up room for a Classic built-in or a column behind custom panelling, usually next to a Wolf or Thermador range and a Miele or Bosch dishwasher. A number of these installs are 10 to 20 years old, dating to when the kitchen was first expanded. Everywhere else in Albany, from the Solano Avenue bungalows to the UC Village units, it's GE, LG, and Samsung, so our Sub-Zero calls concentrate on that one pocket of larger homes.
The dispenser is usually the first thing to go on a unit that's been in service 10 to 20 years, the ice side quitting while water keeps flowing fine, which we chase down to the dispenser control itself once the harness and switch check out clean. Coil trouble is the other regular call, and it's almost always tied to how tight these Albany Hill installs fit the built-in to the surrounding cabinetry, leaving barely enough clearance for the grille to breathe. Once airflow gets choked off, the compressor has to run longer to hold temperature, and the fresh-food side is the first place that shows up as a slow warming trend rather than the freezer.

- Condenser coil cleaning and fan-motor swap. This turns up most in the larger Albany Hill kitchens where the built-in got installed flush to the cabinetry with barely any clearance at the grille. We slide the unit out, brush and vacuum the coil clean, and inspect the fan motor bearings before pushing it back into place.
- Dispenser control on older built-ins. Water dispenses fine, the panel lights are all normal, but the ice side has gone dead. Nine times out of ten that's the dispenser control itself, a part Sub-Zero doesn't always stock new anymore, so we source a rebuilt one once we've ruled out the harness and switch.
- Sealed-system leak on built-in units. When the fresh-food compartment drifts up in temperature but the freezer stays rock solid, that's the signature of a slow refrigerant leak. We pull the charge, track down where it's escaping, repair it, weigh in the right amount of refrigerant, and leave it under vacuum for a full 24 hours to make sure the repair holds.
- Door gasket and hinge service. Once the magnetic gasket loses its grip, the compressor just runs and runs trying to keep up. We fit a new door gasket and true up the hinge cartridge so the seal makes contact all the way around again.

How fast can you get to Albany for a Sub-Zero call?
Albany is on our Berkeley and Richmond Inner East Bay routing, typically a couple of times a week out of San Ramon, 40 to 45 minutes via I-580 or Highway 24 to I-80. Booked windows come with a written arrival time before we leave. -
My Sub-Zero ice dispenser stopped but the water side still works. What is going on?
On the older built-ins, that's almost always the dispenser control board. We check the switch and the wiring harness first, because either can mimic the same symptom, then order the control rebuilt through a refurbisher we trust rather than paying new-part prices. -
The fresh-food compartment is warm but the freezer is cold. Does that mean the compressor is going?
Rarely. On an Albany Hill built-in it's far more often a coil that's caked up behind a snug custom panel, or a condenser fan that's slowed down and let heat build. We check the coil and fan first and only look at the sealed system if those come back clean. -
Is ADRIUM an authorized Sub-Zero service center?
No. Sub-Zero's warranty work stays inside its own factory-certified network, and we're outside of that. What we are is an independent Sub-Zero specialist shop: we see this equipment constantly, we work to the factory's repair procedures, and sealed-system rebuilds happen in-house under EPA #1279674151528, with a 2-year warranty on that work. Because the factory channel gets stretched thin during peak season, and we control our own scheduling, Albany often gets a faster turnaround from us on out-of-warranty repairs. A unit still under Sub-Zero's factory warranty should go through the factory line instead, that's the coverage doing its job.
