Portola Valley has almost no commercial inventory, so the Manitowoc units we see here are all residential, usually a wet bar or wine room built into a custom home on wooded acreage off Alpine Road, or occasionally a ranch-style property toward Skyline. These are remodel-era installs tucked into custom cabinetry, and by the time something fails the original installer is long gone. Cabinet installs create their own failure pattern here just like anywhere else. Undercounter units need the airflow the spec sheet calls for, and cabinet makers routinely shortchange them. The machine runs hot for its whole life and the components age twice as fast. When I service a built-in unit on one of these properties, I check the ventilation path first, since putting new parts into a bad install just sets up the next failure.

Heat-stressed components in tight cabinetry. Poor airflow behind a built-in panel cooks the start relay, fan motor, and compressor well before their time. I measure the real temperature inside the cabinet, fix what actually failed, and give you a straight answer on whether a vent grille or spacer kit is what stops the pattern from repeating. A $40 louver has saved more than one $900 compressor.
Conductivity probe faults on well-fed water systems. Some Portola Valley properties on the outer roads run off a well instead of the municipal line, and mineral content in that water can swing a lot more than a treated supply. The Manitowoc thickness probe depends on some mineral content to read correctly, so a heavily filtered or unusually soft well setup throws long freeze faults on a machine that is not actually broken. I adjust the feed water so the probe reads true without hurting ice clarity.
Harvest failures on undercounter NEO units. A sheet of cubes that will not break and drop usually comes down to the harvest valve or a scaled evaporator, checked in that order. The compact NEO platform has tight access, and I have seen units damaged by a tech forcing a panel to get in. I open them the way the factory seminar taught, in the right sequence.
