Richmond's housing splits in two. Point Richmond has restored Victorians and the Marina Bay waterfront has newer townhomes, and those remodels are where built-in Liebherr columns go in. Through the Annex, the Iron Triangle and out toward Hilltop, the houses are older bungalows and mid-century stock with smaller kitchens, better suited to a freestanding Liebherr refrigerator or freezer.

Old houses bring one problem new ones do not: floors that have settled out of level. A column standing on a sloped floor can close with its door slightly twisted, so the gasket seals everywhere except one corner. We level the cabinet and set the hinge before replacing any part. Door twisted on a column standing on a settled floor. A twisted door leaves a gap at one corner. Frost forms behind it and the frame beads with water. We adjust the leveling feet or shim the base, square the door against the cabinet and test the seal with the door shut before deciding whether the gasket needs replacing.
Top shelves of a freestanding freezer going soft. When the fan inside a frost-free freezer stops, the cold stays low near the evaporator and the top shelves thaw first. Ice on the fan blade, a worn motor or a failed defrost that has buried the fan are the common reasons. We clear the ice, test the fan and the defrost parts, and replace what failed.
Sweating frame on a Marina Bay column. Damp air off the bay makes a weak seal show up sooner. Moisture beads on the frame around the door, then frost builds inside. We check the gasket for tears and flat spots, test how the door closes, and replace the seal if it no longer holds against the cabinet.
