San Mateo Park and Baywood carry some of the older, larger KitchenAid built-in installs on this stretch of the Peninsula, estate kitchens where a KRFC column and a KOSE wall oven went in during a full remodel fifteen or more years ago and have been running quietly since, usually alongside a Sub-Zero or Wolf in the same kitchen. Closer to Hillsdale and the newer construction off Highway 92, kitchens run smaller 30 and 36 inch built-ins, and downtown near 25th Avenue and B Street, the condo towers add a third kitchen type entirely, tight galleys where a counter-depth fridge or slide-in range has to fit a footprint drawn for something smaller.

This is where I work out of. Our Peninsula technician is based here in San Mateo, not commuting over from the East Bay, so this city and the towns around it, Burlingame, Belmont, Foster City, get a technician who already knows the housing stock rather than one learning it on the drive over.

The base of a Whirlpool-family dishwasher, where the circulation pump, sump, and diverter live. A worn pump seal, a cracked sump, or the diverter lets water past and onto the floor.

  • KRFC / KBFN linear-compressor failure. The volume call on the older Baywood and San Mateo Park columns. Fridge runs long and never quite gets cold, typically in the six to seven year window for this compressor. Full system recovery and compressor swap.
  • Counter-depth fridge evaporator fan in downtown condos. Runs and sounds right but the fresh side drifts warm, common in the tight galley kitchens near 25th and B. Fan motor swap with a harness test at the connector.
  • KOSE wall oven control board after self-clean. Self-clean heat is hard on the control board and thermal fuse in Hillsdale-era wall ovens. I test the fuse first since it's the cheaper part, then the board.
