- Start component failure on ranch property freezers. Barn and garage freezers on the ranch properties toward Skyline run for years with nobody checking on them, and the start relay eventually quits, sometimes discovered only after a power shutoff when the barn goes unvisited for a few days. I swap the relay and the run capacitor as a set and check the compressor's amp draw while it is open. I clean the condenser as well, since dust is part of the story on these properties more often than not.
- Gasket deterioration on wet bar compacts. Haier compacts and beverage units built into the original wet bars in the Ladera-adjacent homes see their gaskets dry out and shrink, especially in units only used for entertaining a few times a year. Once the seal fails, the unit frosts up and cannot hold steady temperature. A fresh gasket and a thermostat check before the next gathering avoids a mid-event breakdown.
- Thermostat board drift after power interruption. Electronic thermostat boards on Haier units drift out of calibration on their own sometimes, but out here a PG&E shutoff followed by a rough restart is just as common a cause. I check actual cabinet temperature against the sensor reading, swap the board or sensor based on what that comparison shows, and write the readings into your quote so you know it is reading true again.

We come out regularly, figure 50 to 60 minutes from San Ramon via 680 south and then 92 or 280. Portola Valley rides on the same Peninsula day as our Hillsborough stops, so book ahead and you get a committed, written arrival time. We work 7 days. -
Can you coordinate with a caretaker or property manager instead of the owner directly?
Yes, and on the ranch properties toward Skyline that is often how it works. Whoever is on site can let us in, we send the written diagnosis and quote to whoever you designate for approval, and we document every unit serviced so there is a clean record even if the owner is not there that day. -
Why does a Haier unit fail more often than our built-in refrigerator?
Cost is designed into a Haier from the start, and the relay, gasket, and thermostat show it, all lighter duty than what is inside a built-in luxury unit. The tradeoff cuts in your favor when something does fail though, since those parts are cheap. A barn freezer or wet bar unit can run a decade on nothing more than a couple of small repairs.
