San Ramon is our home city, so we know its housing well. It runs from 1970s and 1980s tracts in Twin Creeks and the older neighborhoods to large 1990s through 2010s homes in Windemere, Gale Ranch and Dougherty Valley.   • Upstairs system struggling in summer heat. Many San Ramon two-story homes run a separate Carrier system upstairs that cannot keep up in the afternoon heat. We check the upstairs condenser charge, the coil and the duct sizing, since the cause is usually an undercharged or undersized upstairs system rather than just the weather.
  • Infinity communicating board and SAM faults. The newer Windemere and Gale Ranch homes often run Carrier Infinity. When the control, the SAM module or a board fails, the system goes dark. We check the ABCD bus and isolate the failed component before ordering, because the Infinity boards are a real expense and we confirm before we spend your money.
  • Builder evaporator coil leaks on aging tracts. The original builder Carrier coils in the older San Ramon tracts develop formicary leaks after a decade, causing gradual cooling loss. We leak-test, confirm the coil is the source, and quote a matched coil replacement instead of repeatedly topping off refrigerant.
