- Dryer heat element in a stacked closet install. Long, turning vent runs make the element work harder and shorten its life. I check the vent path along with the element, since swapping the part in a clogged vent run just fails again.
- ASI refrigerator door gasket. Ordinary wear after years of daily use in a condo kitchen. The compressor runs long and cold air leaks at the seal. Stocked gasket sizes make it a quick swap.
- Dishwasher inlet valve. Won't fill or fills slow. Common failure point on Amana dishwashers in townhome kitchens with standard supply-line pressure. Tested before it's replaced.
