Hayward splits into two service worlds for me. Up in the hills near Cal State East Bay there are remodeled kitchens with 36 and 48-inch Z-Line ranges bought for the pro look on a working budget. Down around B Street and the flatlands there is a dense stock of rentals, duplexes, and in-law units where landlords picked Z-Line compact refrigerators and 30-inch ranges because the price was right. Both worlds break the same parts, just at different rates.
I run ADRIUM Service Solutions out of San Ramon as a Manufacturer-Authorized Z-Line servicer. Factory parts, recall database access, and service documentation the general repair guys do not have. The $75 diagnostic is waived when you approve the repair, quotes are always written, and we work seven days because tenants and landlords rarely share a schedule.

What we close on the truck.
- All burners clicking nonstop, even when off. One flooded burner in a busy rental kitchen and the spark igniter switch bank shorts, so the whole cooktop chatters day and night. Tenants unplug the range to make it stop, then report it dead. I isolate whether it is a single wet switch, the harness, or the spark module itself, and replace only what actually failed.
- Oven bakes hot on one side, cold on the other. In the Hayward hills homes I see RG ovens with mechanical thermostat drift compounded by a burner that is not distributing flame evenly across the spreader. The result is cookies burnt on the left, raw on the right. I calibrate the thermostat against a real thermocouple reading and correct the burner, rather than telling you to rotate your pans forever.
- Range hood dead or roaring. Z-Line hoods over these ranges lose LED drivers early and develop blower bearing whine once the baffles load up with grease. In rentals the filters often have never been cleaned, which finishes the motor off. Driver and motor are both factory-part swaps, and I document filter condition for the owner so it does not repeat.

Can a landlord authorize the repair without being on site?
