- Pro range ignitor module and harness. Daily heavy use in a rental kitchen wears the ignitor module and its harness faster than in a house that only cooks a couple times a day. Symptom is a burner that clicks without lighting, or lights unevenly. I replace the module and harness together, since one worn part usually drags the other down with it.
- Dishwasher drain pump and float. Standing water after a cycle, or a drain code on the display, points to the drain pump or a float switch stuck down. I check the float first since it's the cheaper fix, then test the pump before ordering anything.
- Ice-maker module reset. A Z-Line fridge that stops making ice while everything else runs fine usually needs the ice-maker module reset or replaced, not the whole sealed system. I test the water line and the module separately so nobody pays for a compressor diagnosis on a part problem.

It's inside our Peninsula technician Sam's regular coverage, right next to Menlo Park and Palo Alto. We treat East Palo Alto the same as any other city in that zone, no extra trip charge for being here. We don't promise same-day, but the technician is usually already working nearby. -
Can you work directly with a property manager instead of the tenant?
Yes, we do this regularly for rental units. We'll coordinate the appointment and the written quote with whoever is authorizing the repair, tenant or property manager, as long as we have their go-ahead before we start work. -
