Williams in South San Francisco

Williams in South San Francisco kitchens.

South San Francisco carries the Industrial City sign on Sign Hill, and the biotech campuses along Oyster Point and East Grand get most of the attention, but the housing in Sunshine Gardens and around Winston Manor is older single-family stock, plenty of it still on a Williams wall furnace from before central ducted systems were standard here.

The hills catch wind and fog off the bay, and homes tucked below Sign Hill or up toward Winston Manor run their furnace hard on cold, damp mornings. That cycling wears out the thermocouple and pilot assembly faster than it would in a warmer inland city.

Brisbane borders South San Francisco directly, and we take those calls on the same run. ADRIUM works through Bay Area HVAC Service out of San Ramon, CSLB licensed, EPA 608 certified, and the diagnostic fee is $99, waived if you move forward with the repair we quote in writing.

Common repairs we do

What we close on the truck.

  • Thermocouple failure from repeated cold starts. Homes below Sign Hill and around Winston Manor see cold, damp mornings that push the furnace to cycle hard. The thermocouple weakens and the burner won't stay lit past the pilot. I check millivolt readings and replace the thermocouple.
  • Sooty, uneven flame on an older unit. On original units still running in Sunshine Gardens, years of dust and light use leave carbon on the burner ports. The flame turns yellow and won't hold a clean shape. I pull the burner, clean it, and confirm a proper blue flame.
  • Gas valve won't open on a decades-old furnace. Some of these Williams wall furnaces near downtown and Grand Avenue are original to homes built before the 1970s. When the pilot lights but the main valve never opens, I test the valve and safety circuit and replace it with a matching part.

FAQ

Williams in South San Francisco questions, answered.

  • Do you also work in Brisbane
Yes, Brisbane borders South San Francisco directly and we run calls there on the same trip.
  • South San Francisco has so much biotech now. Do you service commercial furnaces here
Not through this service. This is residential wall furnace work. Our Williams jobs in South San Francisco are homes in the older neighborhoods, not the biotech campuses.
  • How quickly can you respond to a no-heat call in South San Francisco
We keep a technician based on the Peninsula in San Mateo County, so South San Francisco is a reasonably quick trip for us. We won't tell you it's guaranteed same-day, but we'll be straight with you about the window when you call.
