Williams in Orinda

Williams heating and cooling in Orinda.

Orinda's older village-area homes and the houses tucked into the canyons off Moraga Way often started with a single Williams wall or floor furnace. Many of these mid-century and earlier homes never got central ducts, so that one unit still carries the house. We service them and keep them safe.

Orinda sits in cool, shaded canyon terrain that runs colder than the open flats, especially at night, so these homes run their furnace hard through winter. Heavy cycling wears pilots, thermocouples, and gas valves, and I carry those parts to fix the common failures in one trip.

For the larger Orinda estates that want even heat across many rooms, a single wall furnace is not the answer and we discuss zoned or ductless systems. But where a Williams unit fits the home, we repair it properly or replace it with the correct model.

Common repairs we do

What we close on the truck.

  • Thermocouple wear from heavy winter cycling. Orinda's cold canyon nights mean the furnace runs long and often, and the thermocouple wears out from the constant heat. The pilot stays lit but the main burner drops. I measure the millivolt signal and replace the thermocouple, seating the tip correctly in the pilot flame.
  • Pilot fouling in older floor furnaces. The older Orinda homes with Williams floor furnaces collect debris in the grille well, which fouls the pilot and gives unreliable ignition. I pull the unit, clean the well and pilot orifice, and confirm the pilot flame fully wraps the thermocouple before reassembly.
  • Gas valve failure on aging units. Decades of cycling wears the Williams gas valve until it no longer opens reliably. I verify the limit and thermostat circuit are passing power, test the valve, and replace it with the correct Williams-spec valve set to proper gas pressure for safe, steady operation.

FAQ

Williams in Orinda questions, answered.

  • How quickly can you reach Orinda from San Ramon?
Orinda is close. From San Ramon I usually run up through Lafayette or over the hill, around 25 to 35 minutes depending on 24 traffic. I group Orinda with Lafayette, Berkeley, and Piedmont calls, so I can often schedule you the same week with a tight window.
  • My Orinda home has no ducts, can a wall furnace still heat it well?
For a single-zone or smaller home, yes, a correctly sized Williams unit heats the central space without ductwork cost. If you have a larger estate and want even heat in every room, I would be honest and point you toward a zoned or ductless system instead.
  • What does the visit and any repair cost?
The diagnostic is $75 and waived with the repair. You get a written quote before work starts. Repairs are warranted 1 year, and a new Williams install carries 10 year parts and 10 year labor.
