A lot of Milpitas homes near Sunnyhills and the older streets off Main were built in the 1950s and 60s with a Williams wall furnace as the only heat source. No ducts, just a single gravity or fan-assisted unit in a hallway wall. We still see plenty of these running, and we keep them running when the parts make sense.
Milpitas sits low and gets bay fog and damp mornings, so the older Williams units here tend to corrode at the burner and pilot assembly faster than units in dry inland towns. I check the heat exchanger every visit because a rusted or cracked exchanger is the one failure I will not patch over.
For the newer Milpitas builds and the ADUs people are adding off Calaveras and Yosemite, a wall furnace is often the cleanest fit because there is no room for ductwork. We service those and we install replacements when a unit is past its service life.

- Pilot will not stay lit after release. On the older Williams 1A and 2A standing-pilot units this is almost always a weak thermocouple. The millivolt signal drops below the gas valve holding threshold and the pilot drops out. I test the thermocouple output, clean the pilot orifice, and replace the thermocouple. If the unit is a newer Williams Monterey with electronic ignition, I check the igniter and flame sensor instead.
- Gas valve not opening on call for heat. Milpitas damp air corrodes the valve terminals and the older Robertshaw valves Williams used can stick or fail internally. I confirm the thermostat and limit are passing power, then test the valve coil. If the valve body itself is bad I replace it with the correct Williams-spec valve, not a generic swap that throws off the gas pressure.
- Burner rust and delayed ignition. Fog-belt corrosion builds up on the burner ports and the unit lights with a small pop or flares. I pull and clean the burner, check the orifice, and verify the flame travels evenly. If the heat exchanger shows rust-through I stop and quote a replacement, because a cracked exchanger vents combustion into the living space.
