A lot of El Cerrito's housing stock is original, 1940s to 1960s ranches and split-levels climbing off Moeser Lane and Barrett Avenue toward the ridge, and stucco bungalows down in the flats near San Pablo Avenue. What we close on the truck.
- No heat from a decades-old wall furnace. On the older Williams gravity units in the El Cerrito flats, a weak thermocouple is the usual cause. The pilot stays lit, but the main burner won't prove out and shuts back down. I test millivolt output and replace the thermocouple.
- Yellow lazy flame and soot. Years of light idling through the marine layer leave dust and carbon in the burner. The flame turns yellow and sooty. We clean out the burner and orifices, then verify a tight blue flame and good draft before closing the ticket.
- Cracked heat exchanger on an aged unit. A lot of El Cerrito's original Williams units are 40-plus years old. Finding a cracked heat exchanger means shutting the furnace down right there and pricing a new one, not trying to patch around it.
