Albany's housing is almost all original, compact 1920s to 1940s stucco and wood bungalows on small lots along the Marin Avenue grid. A lot of these never got central ducting installed, and the wall furnace that heated the house when it was built is often still the only heat source, sometimes with a mini-split added during a later remodel.

The same marine layer that cools the rest of the Inner East Bay keeps Albany mild most of the year, with central AC close to nonexistent here. These furnaces idle for long stretches instead of running hard, and that idle time is where carbon builds up on the pilot and burner, which is the root of most no-heat calls we see in Albany's bungalows.

What we close on the truck.

  • No heat from a decades-old wall furnace. On the older Williams gravity units common in Albany bungalows, a weak thermocouple is the usual cause. You'll get pilot flame, but the main burner won't catch and hold. I test millivolt output and replace the thermocouple.
  • Yellow lazy flame and soot. Years of light idling in the marine layer leave carbon and dust in the burner, and the flame turns yellow and sooty. We scrub out the burner and orifices, then check for a tight blue flame and solid draft before we call it done.
  • Cracked heat exchanger on an aged unit. Many of Albany's original Williams units are 40-plus years old. When we find a cracked heat exchanger we shut the unit down for safety and quote a replacement instead of patching it.

  • How long to reach Albany from San Ramon?
