San Mateo is where our Peninsula technician actually lives and works, so this city gets the shortest drive time on our whole Peninsula route. Downtown along B Street and the restaurant strip on 25th Avenue sits above older apartment buildings and single-family homes that run mainstream Whirlpool, WRF fridges, Cabrio washers, WED dryers.

Out toward Hillsdale and the Bay Meadows redevelopment, built on the old racetrack site starting around 2010, the newer condos and townhomes came in with builder-grade Whirlpool too, so I am often fixing brand-new construction and a 1960s house in the same afternoon.

Every fridge with a dispenser or ice maker has a water inlet valve. The fittings can leak under the cabinet, or the solenoid fails and the dispenser and ice maker stop getting water.

Inverter board diagnosis. Fridge swings from cold to warm and the code on the display does not explain much. I clamp-meter the compressor before ordering a board, since a bad compressor gets misread as a board failure more often than people think.
Cabrio gearbox and lid switch. Washer stalls mid-cycle or grinds instead of spinning. The gearbox bearing and the lid switch are the two parts I check first, and both are truck-stocked.
WED dryer heating element. No heat, clothes still damp after a full cycle. Element swap, one visit, common in both the older downtown apartments and the newer Bay Meadows units.
