San Ramon is where we are based, so this is the city I know best. The housing here is mostly 1980s through 2000s tract and newer master-planned builds in Windemere and Gale Ranch, with some older homes near the Iron Horse Trail. The valley gets hot in summer, so the Trane systems here carry a real cooling load.

Trane is built for this kind of work. The Climatuff compressor and heavy cabinet handle the long San Ramon summer cycles. The newer Windemere and Gale Ranch homes often run high-end variable-speed Trane systems, and the proprietary inverter board on those is the part I flag for cost when it fails, since it runs more than a standard board.

  • Variable-speed board faults in Windemere and Gale Ranch homes. The newer San Ramon builds run high-end Trane XV systems, and the inverter board is the part that fails. You get error codes and no compressor. The board costs real money, so I verify it is the board and not a sensor or wiring before I order it.
  • Run capacitor failure in summer heat. San Ramon condensers run hard through the summer and the run capacitor is the first part to quit when the unit is working that hard. The compressor will not start and the house warms up fast. I keep the right capacitors on the truck for a same-visit fix.
  • Condensate drain backups in attic air handlers. Many San Ramon two-story homes have the air handler in the attic with a long condensate run. The drain clogs with algae and the float switch shuts the system down. I clear and flush the line and test the float switch so it does not nuisance-trip in July.
