Tempstar in South San Francisco
Tempstar in South San Francisco kitchens.
South San Francisco carries two different housing patterns. The older neighborhoods, Winston Manor, Serra Highlands, and Buri Buri, sit up on the hills under the sign that reads South San Francisco The Industrial City, and a lot of those homes still run furnaces original to a remodel from decades back. Closer to Oyster Point and the biotech campuses along East Grand Avenue, the residential stock skews newer, condos and townhomes built in the last twenty years with tighter mechanical closets and smaller duct runs. Tempstar shows up in both, usually from a remodel or new-construction contractor rather than a factory dealer.
The fog pattern here runs similar to Daly City, though the hills give some of the higher neighborhoods a bit more sun and a bit more actual cooling load than you would expect this close to the water. On a Tempstar call I check the control board fault history first, then look at what the house layout is doing to the system, since a furnace crammed into a tight closet with poor return air will short-cycle and wear its components faster no matter what brand it is.
We run South San Francisco on the same route as San Bruno, Daly City, and Millbrae, and we treat Brisbane the same way since it sits a short hop off Highway 101. Bay Area HVAC Service operates under CSLB #1136642 as part of the Adrium Service Solutions family, and our technicians hold EPA Section 608 Universal certification. The diagnostic runs $99 flat, and it is waived the same visit if you move forward with the repair. We give you the price in writing first, and we are out here seven days a week.
Common repairs we do
What we close on the truck.
- Flame Sensor Fouling Causing Furnace Short-Cycling. This is the single most common Tempstar furnace call I run in South San Francisco. The burners light fine, run a few seconds, and shut off, and the board logs it as a flame-sensing fault. Combustion byproducts build up on the sensor rod over months of regular use and raise its resistance past what the board will accept as a proven flame. I pull the sensor, clean the rod, check the microamp signal on the board, and look at the flue path for anything accelerating the buildup before closing the ticket.
- Blower Motor Bearing Wear in Older Hillside Homes. A number of the furnaces in the older Winston Manor and Serra Highlands homes have been running the original blower motor for well over a decade. Worn bearings show up as a squeal or grinding noise on startup that gets worse as the motor heats up, and eventually the motor draws enough extra current to trip its overload. I check the motor's amp draw against nameplate rating, inspect the blower wheel for buildup that could be adding load, and replace the motor once the bearings are confirmed bad rather than guessing from sound alone.
- Wiring Harness Connector Corrosion from Persistent Damp Conditions. The control board wiring harness connectors on outdoor units near the fog belt corrode faster here than in drier parts of the Peninsula, especially on units installed close to the ground where moisture sits. A corroded connector can cause an intermittent no-start or a fault code that clears itself and comes back. I check every connector pin for green corrosion or a loose crimp before chasing a bigger problem, since a five-minute connector fix has saved more than one customer from an unnecessary board replacement.

FAQ
Tempstar in South San Francisco questions, answered.
-
Do you cover South San Francisco and Brisbane, or is that out of your way?
Both are regular stops for us. We run South San Francisco and Brisbane on the same route since they sit right next to each other off Highway 101. Our technician is based in San Mateo County, so North Peninsula calls get a much shorter drive than they would from our San Ramon shop. We do not promise same-day service, but we are out here seven days a week and response is usually fast. Call (925) 999-4095 for a window. -
Is Tempstar a reasonable brand for a South San Francisco home, or a step down from what my neighbor has?
Tempstar runs on the same ICP engineering platform as Heil and Comfortmaker, and that platform shares its core hardware with Carrier. You are getting the same heat exchanger design, the same compressor sourcing, and the same board logic, just under a lower-recognition badge sold through independent contractors. For a South San Francisco home, whether it is an older place up in the hills or a newer condo near Oyster Point, Tempstar is a solid choice. We are an independent shop, not a factory outlet, and we service the brand regularly enough to know its wear points. -
What is included in the $99 diagnostic fee?
The $99 covers a full diagnostic: board fault codes, electrical readings, airflow and static pressure checks, and refrigerant readings if the complaint is on the cooling side. You get a written quote with the exact repair and price before anything happens. Approve the repair the same visit and the $99 comes off the total instead of adding to it. Our repair work is backed by our own warranty, and I will spell out exactly what that means in writing before we start.
