Tempstar in San Mateo

Tempstar in San Mateo kitchens.

San Mateo sits far enough inland off the coast that it gets real sun and real summer heat, more than Daly City or Pacifica ever see, which means the AC side of a Tempstar system actually earns its keep here. The housing stock runs from the older Baywood and Hayward Park bungalows to denser blocks near downtown around 25th Avenue and B Street, and Tempstar systems show up across most of it, usually installed by a local contractor during a remodel or a system replacement rather than a factory installer.

This is also where our Peninsula technician is based, so San Mateo gets the shortest response time on our whole Coastside and Mid-Peninsula route. On a Tempstar call here I pull fault codes off the board first, same as anywhere, then check whatever the actual cooling or heating season is stressing: condenser components in summer, ignition parts in winter. Tempstar shares its engineering with Heil and Comfortmaker under ICP, so once the platform is known the failure points are predictable.

Bay Area HVAC Service operates under CSLB #1136642 as part of the Adrium Service Solutions family, and every technician on our team carries EPA Section 608 Universal certification. The diagnostic runs $99 flat and is waived if you approve the repair the same visit, with a written quote given before any work starts. We are out here seven days a week, and with a technician living right here, San Mateo rarely waits long for a callback.

Common repairs we do

What we close on the truck.

  • Condenser Capacitor and Contactor Wear from Real Summer Heat. San Mateo gets warm enough in July and August that condensers here run closer to their rated duty cycle than units a few miles toward the coast. A weak run capacitor makes the compressor or fan motor draw excess current and run hot, and a pitted contactor can drop voltage under load until the compressor hums without starting at all. I test capacitance against the rated microfarad value and inspect contactor contact faces on every AC call, and I replace either component once it is confirmed out of spec rather than waiting for a full failure.
  • Flame Sensor Fouling Leading to Furnace Lockout. This shows up constantly on Tempstar furnaces that have not had a tune-up in several years. The burners light, run for a few seconds, then cut out, and the board logs a flame-sensing fault. Combustion byproducts build a coating on the sensor rod that raises its resistance past what the board reads as a proven flame. I pull the sensor, clean the rod with fine steel wool, and verify the microamp signal at the board before closing the call, since a fouled sensor is a far cheaper fix than the gas valve some homeowners assume is the problem.
  • Hot Surface Igniter Failure on Aging Furnace Installs. A number of the furnaces in the older Baywood and Hayward Park homes are now well past ten years old, and the silicon nitride igniter is usually the first major component to give out. The furnace calls for heat, the inducer spins, but the burners never catch and the board trips a lockout after a couple of failed tries. I verify the igniter's current draw and confirm the gas valve opens on command before replacing the igniter, so a working part is not swapped when the actual fault sits somewhere else in the circuit.

FAQ

Tempstar in San Mateo questions, answered.

  • Since you are based out of San Ramon, does San Mateo actually get quick service?
San Mateo is where our Peninsula technician actually lives, so this is one of the fastest response areas on our whole route, faster than most of the Tri-Valley in practice. We do not promise same-day service for every call, but with a technician local to San Mateo County, we are usually able to reach you quickly. Call (925) 999-4095 and we will get you on the schedule.
  • Is Tempstar a good match for a San Mateo home that runs real AC load in summer?
Yes. Tempstar's compressors and coils come off the same ICP platform used for Heil and Comfortmaker, engineering shared with Carrier, so the hardware is built to handle a genuine cooling load, not just light duty. For a San Mateo home where summer AC use is real, Tempstar holds up fine as long as the capacitor, contactor, and refrigerant charge are kept in spec, which is exactly what we check on every visit.
  • What is covered under the $99 diagnostic fee?
You get a complete diagnostic: fault codes pulled from the board, electrical measurements on the compressor and fan circuits, refrigerant pressure readings if it is a cooling complaint, and a written quote naming the exact repair and price. If you approve the repair that same visit, the $99 comes off your total. Our repair work carries our own warranty, and I will go over exactly what that covers before any work begins.
