El Cerrito splits into two different climates depending on where the house sits. Down in the flats near San Pablo Avenue, the marine layer keeps things cool and damp most of the year, and a lot of the older stucco bungalows still run on nothing but a wall or floor furnace. On gas units we check combustion, load-test capacitors, and look over the outdoor contactor before we consider it a refrigerant charge issue. The hillside units above the fog line also collect more dust and pollen than the shaded flats, so we check for restricted airflow up there too. Nothing gets replaced until we've written up what it costs.

  • Hot Surface Igniter Failure. When a Tempstar furnace tries to light, catches for a second, and then locks out, look first at the hot surface igniter and the flame sensor. El Cerrito's damp flatland winters speed up failure on both. The igniter, silicon nitride on most of these boards, gets brittle and cracks over time. The flame sensor collects an oxide film from the moisture and loses its ability to hold the micro-amp signal the board is watching for. We check both before ordering a part, put in an OEM-spec replacement for whichever failed, and run the furnace through a complete cycle to confirm it holds.
  • Draft Inducer Motor or Pressure Switch at End of Life. The 1940s-through-1960s ranches and split-levels around Moeser Lane and Barrett Avenue are old enough now that original draft inducer motors are wearing out, the bearing goes and the motor starts pulling more current or tripping its thermal protection. A weak inducer also stops the pressure switch from closing, and that locks the board out in a way that reads like an ignition problem until you trace the actual sequence. We measure inducer RPM, check the pressure switch trip point, and look at the flue and condensate line before we call the motor bad.
  • Condenser Capacitor and Contactor Wear from Marine-Layer Moisture. Outdoor units down in El Cerrito's foggy flats take a beating from constant dampness, and the run capacitor and contactor show it first. A capacitor that's lost its rating makes the compressor pull locked-rotor current every time it starts, which shortens compressor life fast, and pitted contactor points cause voltage drop and cycling that looks intermittent. Every cooling call gets a capacitor load test and a look at the contactor faces, and we check refrigerant charge before we call the job finished.
